Future of Akert neighborhood

Significant changes are coming to the northern part of the Akert neighborhood in Geldrop-Mierlo over the next few years. Wooninc. plans to acquire the De Akert residential building from Anna Zorggroep and develop age-friendly housing there. Woonbedrijf is working on plans for affordable rental apartments on Appelaar. Together with Wooninc, Woonbedrijf, and the Verbonden Wijk program, we are building a neighborhood where pleasant living and looking out for one another are central.

Below are additional frequently asked questions and answers about the future of the Akert neighborhood.

What changes are coming to the Akert?

The Akert neighborhood is on the verge of a major transformation. New homes will be built at several locations, including the Appelaar and the former Akert care complex. At the same time, efforts are underway to create a strong, socially inclusive, and future-proof neighborhood.

Why are the homes on Appelaar being replaced?

The current duplex homes no longer meet today's standards and cannot be effectively retrofitted to be more sustainable. That is why they are being demolished and replaced with new, modern rental apartments.

What will be provided in exchange for the old homes?

New rental units, primarily apartments, will be built on the site of the current homes. These will include a mix of affordable and mid-range rental units, tailored to the demand in the neighborhood. 

What will happen to the former Akert nursing home?

The building is being sold and will be repurposed. It is expected that it will be converted into (Health) housing in the future, possibly combined with community amenities.

Will there also be room for Health the neighborhood?

Yes, we are exploring new housing models that Health living and Health , particularly for older adults. This ensures that the neighborhood remains suitable for a variety of groups. 

Who are the new homes intended for?

The new homes are intended for a broad range of residents: first-time homebuyers, seniors, and small households. The goal is also to create a mix of residents who can support one another within the neighborhood.

Will the neighborhood become busier because of the new construction?

There will be more homes than there are now, resulting in slightly denser development in the neighborhood. At the same time, attention will be paid to quality of life, green spaces, and the effective design of public spaces.

What will happen to the current building until construction begins?

The former healthcare complex is being used on a temporary basis, for example to house students and young people in need of shelter. This arrangement will continue until 2026 at the latest.

How are residents being involved in the plans?

Residents play an important role. Ideas and wishes are gathered through meetings, street conversations, and community engagement. Plans are then further developed based on this input.

What does “a connected neighborhood” mean?

In addition to new homes, we are working to create a neighborhood where people can meet and help one another. This includes shared facilities, gathering places, and initiatives led by the residents themselves.

What does the process look like?

The development process consists of three steps:

  1. Exploring what's going on in the neighborhood
  2. Determining what the neighborhood should look like in the future
  3. Implementing the plans together 

When will the changes take effect?

The plans are currently being further developed. In the coming years, steps such as decision-making, detailed planning, and ultimately construction will follow. For some locations, demolition and new construction are expected around 2026–2027.
