Architectural advice and image quality plan
The policy on Welstand is contained in the Welstandsnota. The municipality has a large area, which is welfare-free. This means that you do not need any advice on building standards if the building location falls within this area.
If you need an environmental permit for a building site outside of this non-standard area, you will need to ask for a building permit recommendation. This is because your building plans must meet the building standards. Neighborhood standards are Requirements on how your building should look. For example, whether a conservatory or dormer fits in with the surroundings.
The assessment framework is described in the building standards memorandum and for some areas also in a Visual Quality Plan. A committee of independent experts investigates whether your building plan meets the requirements. The result of the investigation is written down in the building regulations recommendation.
In order to apply for welfare advice, you need a building permit.
A temporary building does not require an aesthetics review unless it is a seasonal building.
It is not possible to object to an opinion of the standards committee.
