These are the rules for hospice rentals

Someone has a room left who wants to rent it out. This room has a shared kitchen and bathroom and no private quarters. The rental period is usually temporary (trial period).

  • You may rent out a maximum of one room; this does not require a permit. 
  • You live in the property yourself.
  • You use at least 50% of the space yourself.
  • Your tenant has a minimum of 12 square meters of living space.
  • Your tenant will receive a lease through Hospi Housing.
  • Your home must meet fire safety requirements.

What is hospice rental?

Someone has a room left who wants to rent it out. This room has a shared kitchen and bathroom and no private quarters. The rental period is usually temporary. With hospice rooms, the first 9 months of the lease are considered a probationary period. Within this period, the main tenant can terminate the agreement without cause. This is subject to a notice period of up to 3 months. This means that a tenant can live with the main tenant for a maximum of 1 year (9+3 months). At the latest after 9 months, the lease must be terminated. Compaen does not allow renting for longer than this period.

Why do we think this is important?

How will this affect my state pension, rent and healthcare benefits?

Hospita rental does not affect your AOW, rent or care allowance. This is due to the fact that the cost-sharing norm does not apply. This is because you do not form a shared household and have a commercial relationship. This is different in the case of cohabitation.

Does hospice rental affect my benefits?

Income from hospice rentals does not affect benefits or unemployment compensation. Hospi Housing can inform you about this. For a Social assistance benefit , rental income does count as income. In this case, it is best to contact the municipality. If in doubt, check with the municipality's Income team first to find out what the consequences might be for your personal situation.

I'm a tenant! Can I participate in this? And how does that work?

What must a room meet?

It does not matter whether you have a small room or a large attic room. However, a hospice room must meet a number of Requirements . The Requirements can be found on the Rijksoverheid website.

How much time does it take to be a landlady?

It's entirely up to you. Spending time with your tenant is not an obligation. You decide whether and how much time you spend together. Hospi Housing will help you decide what arrangements to make with your tenant in advance. However, we recommend that you make clear agreements in advance.

Can I turn to the municipality in the event of a dispute with my tenant?

I am an owner-occupant. Can I participate in this? And how does that work?

Yes you can. However, you must check if your mortgage lender gives permission to rent out a room. 

Do I have to live alone to become a landlady?

It does not matter whether you live alone, with a partner or with children.

I don't have a room to spare, but can offer a couch. Is that a good idea?

No, this is not a hospice rental. Hospice rental involves renting out a room with shared facilities. There is a lease.

I would like to keep my privacy though, is that possible?

Some house rules will help you get off to a good start. Hospi Housing also has sample contracts that you as a landlord can use for free. These contain house rules and agreements you make with each other.

How does that work with access to different rooms in the house?

As a tenant, you may not enter the landlady's private rooms uninvited. Conversely, the same applies and we ask the landlady to respect the tenant's privacy as well. So the landlady or tenant of the landlady will not simply enter the rooms uninvited.

How's that for using bathroom, toilet and kitchen?

The room tenant must have access to a toilet, bathroom and kitchen. This may be a shared facility.
