Report inappropriate landlord behavior
Are you looking for or renting a home from a landlord? And do you think the landlord is discriminating or threatening? Is asking for too high a deposit or charging unfair service charges? Then you can report undesirable behavior by landlords.
Since July 1, 2023, there has been the Good Landlord Act. This law contains clear rules that a landlord must abide by. If a landlord does not comply with these rules, a tenant can report this to the municipality.

Reporting undesirable rental behavior
The Good Landlord Act contains the basic rules that landlords of rental property must comply with. If a landlord or rental agent does not comply with these rules, you can report this to the municipality of Geldrop-Mierlo.
The municipality will process your report. To do this properly, a file is created. This is why a good report is very important.
About whom can you report
If a private landlord or rental agent does not comply with the basic rules you can report it to the municipal hotline. For reports about housing corporations, you cannot make your complaint to the municipality. For this you can go to the complaint committee of the housing corporation that rents the property.
It is also possible to take the complaint to, for example, a National discrimination hotline https://discriminatie.nl/, rent committee, the legal desk or legal advice center.
Report anonymously
You may not feel safe reporting undesirable rental behavior under your own name. In that case, you can also report anonymously. Because your details are not known to us, we cannot give you any feedback. Nor can we contact you if we have further questions. Therefore, please provide us with your information as clearly as possible.
Topics you can report
Your report can be about a variety of topics. Some examples:
- Offering a property:
- the rental process must be clear and understandable,
- a landlord may not choose a tenant based on nationality, religion, political affiliation or other grounds,
- the landlord explains to rejected applicants why a new tenant was chosen. - Renting out a property:
- a rental agreement must always be in writing,
- a rental agreement must be separate from an employment contract,
- a security deposit cannot exceed 2x the monthly rent. - Landlords should not intimidate (such as threatening to terminate the lease or electricity).
- Service charges must be fair. Landlords must send a service charge statement every year.
