The Center-West development plan in Geldrop is one step closer to becoming a reality

The development of the Centrum-West subarea in Geldrop is set to receive a significant boost. The zoning plan allows for the construction of single-family homes. On May 20, a major milestone was reached with the signing of a land purchase agreement between the municipality and Woonbedrijf, and a construction agreement between Woonbedrijf and Houta Bouw for the construction of 39 social housing units in this area. The project will be carried out as a turnkey development. This means that Houta is responsible for both the development and the construction of the homes. After completion and handover, the homes will be transferred to Woonbedrijf, which will then take ownership and management of the properties.

Marieke Franken: “With the development of Centrum-West, we are taking an important step together toward increasing the housing supply in the region. We are proud that, in close collaboration with the municipality of Geldrop-Mierlo and our partners, we are able to build affordable, high-quality homes for the people who are eagerly seeking them.”

A purchase agreement for the land has also been signed between the municipality, Houta Project Development, and Haagdijk Project Development for the construction of 18 owner-occupied homes.

The environmental permit has now been applied for. Houta Bouw is expected to begin construction of the homes in the third quarter of this year. This marks a concrete step toward realizing the goal of increasing the housing supply in the region.

In the run-up to the development, various preliminary studies have already been conducted, including soil and archaeological surveys as well as studies of flora and fauna. This provides a solid foundation for the further development of the plan.

Alderman van Gestel emphasizes the importance of this step: “The housing shortage is severe and palpable. In early March, we reached agreements with housing authorities regarding social housing. Between 2026 and 2030, 459 social rental units must be completed. To maintain momentum, the municipality is using a parallel planning approach, in which various steps in the construction process are carried out simultaneously. In this pleasant collaboration with Woonbedrijf, Houta, and Haagdijk, we are building 39 social housing units and 18 owner-occupied homes, bringing us one step closer to our goal.”

Central-West

The project involves the redevelopment of an area on the west side of downtown Geldrop. Existing vacant lots will be replaced by a diverse range of housing options centered around a new park. With this development, the municipality is committed to creating a vibrant, future-proof residential neighborhood that contributes to a strong local community and a better balance in the region’s housing market
