6 | Advisory note on land prices 2025The land policy states that we annually submit the land prices to you for determination. The valuation report has been prepared by Stec Groep for Geldrop-Mierlo and we hereby submit it to you for approval. The college decides to approve: 2. To continue the practice for the entries and exits to be used, whereby: a. Surcharges apply from 5 to 20% for lots with an unobstructed front, side or rear location or good orientation of the lots; b. A graduated scale applies from: i. 500 m² for lots for detached houses (every 100 m² 10% decrease); ii. 300 sqm for semi-detached houses (every 50 sqm 10% decrease) iii. 160 m² for row houses (every 25 m² 5% reduction); 3. Set the land price for ground-level social rental apartments at €25,000 per plot (starting point is average plots of about 90 m2, which means continuation of the price of about €280 per m2) and €25,000 in land value per social rental apartment; 4. For land prices for housing in the rental sector to apply a markdown compared to the owner-occupied sector of 10% for middle rental (with a maximum rent up to €1184.82); 5. For land prices for the various business lots, a separate appraisal order will be prepared in the coming months, continuing the 2024 prices from: a. Spaarpot South € 195 per m². b. Emopad € 185, - per m² c. Beehive € 210 per m² 6. To continue the following rates for unregistered land uses: a. € 139 per m² for land strips at the side or rear of the house up to a total plot area of 1000 m² b. € 89,- per m² for land strips at the side or rear of the house for a total plot area of more than 1000 m² c. € 89,- per m² for ground strips in front of the building line with the exception of the driveway. d. € 39 per m² for land strips used as driveways 7. To set the land price for utilities at €230 per m2 with a maximum area of 100m2 and with a minimum selling price of €2,000. | |
