Do you have a project that does not (fully) align with the environmental plan? If so, please contact the municipality in a timely manner. On this page, you will find information about the Intake Table and the Intake Table Plus. Both offer the opportunity to discuss and evaluate your spatial planning projects. Both options are explained below.

Intake table

For all spatial development initiatives—such as residential construction, commercial buildings, or real estate redevelopment—the municipality follows a structured process known as the Intake Table. During this process, a team of advisors and specialists assesses whether your plan is feasible, practical, and desirable, and whether it complies with legal requirements and municipal policy.

Benefits for you:

  • You'll know early on whether your initiative has a good chance of success, before you fully develop it.
  • The formal procedure is proceeding more smoothly, with a better chance of a positive outcome.

What do you need for the Intake Table?

Please provide the following information:

  • A conceptual plan describing your initiative (function, scale, location, sustainability measures, parking spaces, and architectural design).
  • A description of the current use of the land or building.
  • Information regarding the land (owner, intention to purchase, or request on behalf of the owner).
  • A description of the environmental impacts.

Tip: You may want to have this drawn up by an architect or urban planning firm.

Important: Please familiarize yourself in advance with the legal and policy framework (national, provincial, water board, and municipal), such as:

  • Environmental Vision Geldrop-Mierlo
  • Housing policy, parking, green spaces policy, water, sustainability, and environmental policy
  • Land Policy and Cost Recovery Program

If your plan does not comply with the policy, it is unlikely that the municipality will cooperate.

Results of the Intake Meeting

You will receive an administrative assessment (not a formal decision, so no appeal is possible). The outcome may be:

  1. Recommended initiative (with points to consider, if applicable) → You are advised to submit a permit application.
  2. Desirable, but further investigation is needed → The municipality will assist you in the next phase (subject to capacity).
  3. Not recommended → You will receive a letter explaining the decision.

Intake Table Plus

In addition to the regular Intake Table, there is the Intake Table Plus. This is specifically designed for:

  • Housing developments with more than 10 units
  • Complex initiatives with a significant impact on one or more policy areas

Internally, we assess whether your initiative would benefit from a comprehensive discussion at the Intake Table Plus.

Required Information: Intake Table Plus

To ensure we can properly evaluate your initiative, please submit at least the following:

  • A site plan
  • A conceptual sketch with dimensions
  • A project description (including housing types and quantities as defined in the regional glossary)
  • An initial parking assessment or traffic analysis
  • A preliminary water assessment (estimate of paved areas and initial concept for water storage)
  • For initiatives in rural areas: a general assessment of landscape integration or a quality assessment
  • A brief explanation of the division of responsibilities between you and the municipality

The meeting: presentation and discussion

We set aside 1.5 hours for each initiative. During this meeting:

  • Please present your plan
  • Please discuss this with various departments within the municipality
  • Will you receive feedback from subject matter experts regarding opportunities, areas for attention, and Requirements further development?
  • Please make arrangements for the next steps
