Geldrop-Mierlo, Helmond, Compaen and Hospi Housing start cooperation for hospice rental

Starting in March, Geldrop-Mierlo, Helmond, Compaen and Hospi Housing will work together to encourage hospita rentals. In hospita rental, an occupant rents out a room in the house in which he or she lives themselves. This option is available not only for a house to buy but now also for a rental house where the main occupant has a room to spare. By actively encouraging hospita rentals, the municipalities and Compaen want to help reduce housing shortages in the region.

Alderman van Gestel: "Many people have space left over in their homes. By temporarily renting out a room, together we can address the housing shortage in Geldrop-Mierlo. Moreover, it also offers advantages for the landlord, such as tax-free rental income and social contact. Hospita rental is thus a win-win situation for all our residents."

Benefits of hospice rental

Hospice rental offers benefits to both prospective tenants and landlords. For people looking for housing, it increases availability, while landlords can benefit from additional income and companionship. Renting out a room also helps make more efficient use of the existing housing stock and can help reduce loneliness among residents. Municipalities are therefore urging residents to temporarily rent out a room in their home.

No permit required

Residents of Geldrop-Mierlo can rent out a room without a permit. This applies to both owners and tenants, although it is important to ask permission in advance from the housing corporation, landlord or mortgage lender.

Benefits for Compaen tenants

For Compaen tenants, hospita rental offers a great opportunity to earn something extra while contributing to solving the housing shortage. By renting out a room, the main tenant can generate extra income in an accessible way, without this affecting the rent allowance or AOW. In addition, it adds coziness to the home and can help reduce loneliness. Whether it's a student, a starter or someone urgently looking for housing - home sharing offers new contacts and helps make better use of available housing.

Personal guidance from Hospi Housing

Hospi Housing, the largest hospice rental platform in the Netherlands, offers guidance for both landlords and room seekers. Potential landlords can register for free and are supported step by step, from finding a tenant to drafting a rental agreement. Joost Bokkers, founder of Hospi Housing: "Renting out a room in your home is an important decision. That's why we offer personal guidance. We help with everything: from the search for a tenant to drawing up a legally correct rental agreement. This is how we ensure that hospice rentals are safe, fair and clear for everyone."

Sustainable and social solution

The cooperation between the municipality of Geldrop-Mierlo, Compaen and Hospi Housing aims to make a sustainable contribution to solving the housing shortage. Evaluations during the cooperation ensure that the results and cooperation are continuously improved.

Collaboration

The cooperation, which runs for a minimum of 2 years, focuses on informing and enthusing potential landlords and host families in Helmond and Geldrop-Mierlo. The Rijksoverheid sees hospice rental as an important measure in the fight against the housing shortage. Up to an amount of € 6,324- (reference year 2025) landlords can, per year, generate tax-free income from hospita rental.

The pilot focuses on raising awareness of the benefits of hospice rental. This allows landlords to benefit financially, while collectively addressing housing distress, rising burdens and loneliness.
