New construction plan The Jonkvrouw
Housing corporation Wooninc. and CRA Vastgoed are going to redevelop the area southwest of Geldrop Station. The redevelopment will further upgrade the station environment and provide a better, more attractive and safer connection between the Zesgehuchten neighborhood and the center of Geldrop.
Plan
The boundary of the plan area is formed on the east side by the Eindhoven-Weert railroad line. To the south, the boundary lies in the green strip between the railroad line and the Rederijkerstraat and the Rederijkerstraat itself. The western boundary lies on the edge of park Beekweide and the Losweg. To the north, the boundary runs through the green belt between Losweg and the railroad, just north of the Losweg/Schutsboom intersection.
- Plot 1: this will contain 35 studios forHealth) living or independent (assisted) living with 2 so-called living rooms and 1 facility unit.
- Plot 2: This will contain 23 psychogeriatric (PG) homes/apartments and 1 so-called living room.
- Plot 3: This will contain 84 apartments in the social rental class (Wooninc. Plus concept).
- Plot 4: This will contain up to 69 free sector apartments (rental and for sale).
Wooninc.Plus concept
De Jonkvrouw is, among other things, a place where senior citizens can live according to the Wooninc.Plus concept. This concept focuses on convenience, well-being, safety and living pleasure. Customized Health is within reach, thanks to the cooperation with Vitalis. The remaining homes are rented or sold to independent residents who can fall back on Vitalis' Health . Medical facilities, stores and a grand café/restaurant are also part of the Wooninc.Plus concept. Residents can make use of these.
Apartments free sector
CRA Vastgoed will develop the fourth and final plan section within the overall project. Plot 4 is the most southeastern part of the area development, where Wooninc. will develop plots 1, 2 and 3. These plan sections will also be built by Huybregts Relou, as part of the VB Group (to which CRA Vastgoed also belongs).
Plot 4 consists of a complex with a total of 69 apartments for the free sector. This is formed by 3 buildings, with 5 floors. The complex will have a beautiful, park-like setting. Apartments come in various types and sizes, ranging from about 80 m2 to about 95 m2.
Each apartment has indoor storage and on-site parking. The location gives a beautiful green living environment and optimal accessibility (with the train station in close proximity). Qualities that the future target groups of 1-2, or 3-person households can appreciate. The buildings are designed by architect DiederenDirrix from Eindhoven. The different plan sections 1 to 4 will each have their own quality and identity, but will remain visibly related to each other. Important elements are large windows and beautiful facade detailing.
Sounding Board
The "De Jonkvrouw" zoning plan was prepared through a citizen participation process in consultation with a sounding board group. This zoning plan must make this construction legally-planologically possible. Represented on this sounding board were the Zesgehuchten Interest Association and the Friends of Josephinehof Foundation, as well as residents of surrounding streets and the Parellelweg.
Amended adopted zoning plan
On May 28, 2019, the City Council adopted the zoning plan as amended. The zoning plan is now irrevocably in effect.
Environmental permit granted
On May 15, 2020, Mayor and Aldermen granted the requested environmental permit for subplans 1, 2 and 3. This permit is now irrevocable.
An environmental permit was also very recently applied for by CRA Realty for subplan 4.
Planning
Work began last summer to prepare the land for construction on subplans 1, 2 and 3. This concerns the green part to the left of the railroad tunnel.
After remediation, we will make the land ready for building. This work will be completed by the end of 2020. Construction of Subplan 1, 2 and 3 started in early 2021. Construction has now been completed. The modifications to Tournooiveld and the bike path will be realized in the second half of 2023.
Subplan 4 is under development. This concerns the red section to the right of the railroad tunnel. Construction is currently taking place. We expect realization in the second half of 2023.
The preparations and construction will take at least three years in total. During that period work will take place on working days between 6:30 a.m. and 5:30 p.m. Construction traffic will travel to and from the construction site via Eindhovenseweg and Losweg. You will receive a newsletter from us as soon as any work is scheduled to cause serious traffic or noise nuisance.

Naturally, the contractor will ensure that all safety regulations are strictly followed. They will also comply with the regulations of ProRail for working in the immediate vicinity of the railroad and the Gasunie regarding the high-pressure gas pipeline present.
Traffic congestion
Tournooiveld will remain open to through traffic during construction of plan sections 1, 2 and 3. Only after construction is completed will the public road be adjusted and Tournooiveld and the bike path temporarily closed to traffic. At the construction site there will be ample opportunity for construction traffic to park.
Dog walking site
The area where De Jonkvrouw will be built is no longer to be used as a dog walking area. After construction is completed, we will consider whether other dog walking lanes should be located near De Jonkvrouw. Currently, dog owners can go to the following dog walking lanes: Parallelweg, Schepenenstraat, Schoutstraat, Drossaardstraat, 't Zand and Gijzenrooijseweg.
